Michael Hartley
British expat, Bangkok
I purchased a condominium in Sukhumvit through ravenconesa's assistance. The process was explained step by step, and I never felt lost or pressured. They flagged a few items in the contract I wouldn't have caught on my own. I'd use them again without hesitation.

Sarah Richardson
Australian, Chiang Mai
I needed help with a prenuptial agreement before my marriage in Thailand. The whole process was handled with a lot of sensitivity. They explained how Thai law differs from Australian law so I could understand the implications clearly. The one thing I'd note is that response times were a bit longer around Thai holidays, but otherwise excellent.

Client Journeys
A few examples of how we've helped clients navigate their legal matters in Thailand.
The Challenge
A European couple wanted to purchase a beachfront condominium in Hua Hin but discovered conflicting information about the building's foreign quota status. They weren't sure whether the unit could be registered in a foreign name.
Our Approach
We conducted a thorough title and quota search at the local Land Department, verified the building's registration, and confirmed the foreign ownership ratio. We also reviewed the sales contract and identified clauses that needed adjustment to protect the buyers.
The Outcome
The purchase was completed smoothly within five weeks. The couple now owns their condominium outright in their own names, with all documentation properly filed. They returned to us six months later for a lease agreement on a second unit.
The Challenge
A Thai-American family needed to resolve a cross-border custody matter. The father held US citizenship while the mother and children were Thai nationals. The existing informal arrangement was becoming unworkable, and both parties wanted a formal legal framework.
Our Approach
We facilitated a series of meetings between both parties, drafted a custody agreement that accounted for Thai and US legal requirements, and registered the agreement with the Thai Family Court. Throughout the process, we maintained a neutral, supportive role.
The Outcome
A formal custody arrangement was established and approved by the court within three months. Both parents expressed satisfaction with the process, and the arrangement has been functioning well. The family returns periodically for minor adjustments as the children grow.
The Challenge
A small tech company relocating to Bangkok needed work permits and business visas for five foreign employees within a tight timeline. Several of the employees held passports that required additional documentation steps.
Our Approach
We mapped out each employee's specific requirements, prepared all documentation in parallel, and coordinated with the Department of Employment and Immigration Bureau. Weekly status reports were sent to the company's HR manager throughout the process.
The Outcome
All five work permits were approved within four weeks. The company was able to begin operations on schedule. They have since engaged us for ongoing immigration compliance and annual permit renewals.
