The Challenge

A European couple wanted to purchase a beachfront condominium in Hua Hin but discovered conflicting information about the building's foreign quota status. They weren't sure whether the unit could be registered in a foreign name.

Our Approach

We conducted a thorough title and quota search at the local Land Department, verified the building's registration, and confirmed the foreign ownership ratio. We also reviewed the sales contract and identified clauses that needed adjustment to protect the buyers.

The Outcome

The purchase was completed smoothly within five weeks. The couple now owns their condominium outright in their own names, with all documentation properly filed. They returned to us six months later for a lease agreement on a second unit.

The Challenge

A Thai-American family needed to resolve a cross-border custody matter. The father held US citizenship while the mother and children were Thai nationals. The existing informal arrangement was becoming unworkable, and both parties wanted a formal legal framework.
